| Description | “Beachside Villas 1123” is a newly renovated 3 bedroom, 2 bath 2nd floor condo located just between Destin and Panama City Beach along the quite area of Scenic 30-A. When you walk into the unit, you will walk into comfort. The décor of this property has vibrant, rich colors with contemporary style to that welcome you to your vacation destination. The family room offers a queen-size sofa sleeper, and love seat with cable/TV/DVD. From the living room there is access to the covered patio with seating which overlooks one of the community pools. The dining room that seats 6 is a wonderful place to play a friendly board game or master the art of dominoes. There are also two bar stools at the breakfast bar adjacent to the fully stocked kitchen. The master suite has a king-size bed, private bath, cable/TV, and access to the large covered porch with seating for a cup of morning coffee.The second bedroom has 2 twin beds, and television. The third bedroom has a queen size bed with television. These two bedrooms share a bathroom. Each bedroom boasts a cool, yet calm color that lets you wake each morning excited to start another day of vacation at the beach!Beachside Villas complex is a family oriented community, with two pools (one heated for winter use), lighted tennis courts and shuffleboard. Right outside this unit is access to one of the many grilling areas, as well as a "fishing hole" to entertain the kids. There are also a biking and hiking paths around the community. For those that are here that like to spend long days at the beach, Beach chairs and umbrellas are available for rental. For the working vacationers, Beachside Villas 1123 offers Wi-Fi free of charge.You can enjoy the local flavor within a few miles to the town of Seaside, Rosemary and Grayton Beach. Enjoyed our stay for spring break 2010 very much. Rooms were nice and clean. This is a family oriented place. Kids enjoyed the tennis courts, pool was warm and the weather was absolutely beautiful. Not a far walk to the beach either. Will come back thats for sure.

Property's general condition---We would recommend this property AFTER the Hot & Cold water in the bath/shower area was fixed. The water was opposite so when we turned on cold, the water was HOT . We were upset with this as we have small children!

Also, the kitchen faucet would continue to leak after turned off. And many of the outlets for electricity did not work.

The condo was clean and was aptly described online. However, the large burner element on the right front, (the one usually used as the others are the small or to the back)works sporadically. It was frustrating to find that the burner stopped working while cooking. Also, the oven door insulation is worn and frayed. The kitchen utensils were sparse-a pizza cutter and a rubber spatula would be a nice addition. Also,robe hooks in the bathrooms and some towel hooks out on the deck would be a nice addition since hanging beach towels over the railing is not allowed. As a side note, the wall decor (pastels) does not match the burgandy and mustard colored walls. Otherwise we loved the location and the Villas were a safe family friendly condo to stay. We also wished that the pools were heated.

lOVED THE LOCATION BUT WOULD NOT LIKE TO STAY IN A SECOND OR FIRST FLOOR AGAIN TOO NOISY. nOT A FAN OF THE STOVE IN THIS PATICULAR CONDO.

The unit we rented was great, except the kitchen, I like to cook! The stove needs to work correctly and be updated. Otherwise the place was great...very comfortable and we really like the Beachside Villas.. We have been for several years and will return every year we can. This IS the BEST family vacation value on the Gulf Coast... Royal Beach Resorts was awesome too, very patient and helpful...I would suggest them to anyone wanting to rent at the Beachside Villas, we were in unit 1123...great pool, beautiful, uncrowded beach, great family enviornment
